What is a USPAP Certified Appraisal?

USPAP stands for Uniform Standards of Professional Appraisal Practice. In order to be USPAP compliant and certified, one must take a stringent educational courses(s) and pass a written test to ensure that he has the knowledge, experience, ethics and technical skills underlined by the Appraisers Qualification Board. A USPAP appraisal report is the only certified report defined and authorized by The United States Congress as THE source of appraisal standards and qualifications. The USPAP procedural guidelines require the strictest conformity for reports. The Arwood Company is proud to offer USPAP certified appraisals for over 43 years.

How We Work - "Scope of Employment"

  • We are contracted by a letter of engagement which details: the client, the type of appraisal requested, date to complete, client contact information, location of assets, on-site inspection date, range of fees, and agreement signature.
  • Provide a physical inventory of assets.
  • Review all three (3) USPAP approaches to valuation.
  • Value assets based on today’s economic conditions and in compliance with USPAP standards.
  • Shoot photographs.
  • Due Diligence
  • Team review from our staff of appraisers where values are researched, challenged, and debated.
  • Corporate review from our executive board.
  • Prepare final report. Our appraisal report is in a narrative format describing our methodologies and analysis used to establish values. We explain in detail the company’s operation, conditions, products it manufactures or sells, and services provided. We provide make, model, year, serial number, vin, mileage, "wear and tear" conditions, manufacturer and features, installation or removal costs (if applicable), and the values FMV, OLV, and AQS as required under USPAP guidelines.
  • Our reports are bound, stamped, and certified for presentation to our clients. We also provide PDF file copies of our reports which we email to our clients.

Defensible Appraisal Reports

Arwood appraisals are defensible in court. If we see an item, research it in our extensive database, and place a value on it (factoring all physical and economic conditions), then we can stand confidently by our valuations under court examination. We "say what we mean AND mean what we say"; therefore, all Arwood appraisals are accurate, substantiated, irrefutable, defensible, and can withstand scrutiny.
